How the estimate is calculated

• Formula: average nightly rate × occupancy × 30 days.
• Assumptions: an indicative average nightly rate for each area and number of bedrooms, and 60% occupancy. The assumptions are shown below the result and do not come from data for a specific property.
• Range: the result is shown as a range, from −10% to +15% around the central estimate.
• What it shows: gross monthly booking revenue, before platform fees, the management fee, cleaning and running costs, and taxes.
• What it does not take into account: seasonality, exact location, floor, condition and furnishing of the property, pricing strategy and any local restrictions.
