In the usual short-term rental case, before you publish your property you need to register it in the Short-Term Stay Property Registry and obtain a Property Registry Number (AMA) from AADE. Different rules may apply to accommodation with an ESL, MAG or another special regime. Anyone taking their first steps in property or Airbnb management often stumbles right here — on the paperwork, before the first booking even arrives.

What the AMA is

The AMA is the unique number each property receives when it is registered in AADE's Short-Term Stay Property Registry. In the usual short-term rental case, the property needs an AMA to be advertised or rented out legally — whether it is listed on Airbnb, Booking.com or off-platform.

Step-by-step process

  • Log in to the myAADE portal with your Taxisnet credentials
  • Entering the property details (address, ownership details)
  • Submitting the registration application to the Short-Term Stay Property Registry
  • Obtaining the AMA, which must be displayed prominently on every listing

Important: in the 1st, 2nd and 3rd Municipal Districts of the Municipality of Athens, first-time registrations in the Registry are suspended until 31/12/2026. See the full analysis in the Compliance Guide.

Who makes the application?

Usually the owner or the usufructuary of the property. If you hand your Airbnb over to a property management company, the AMA usually stays in your name, unless you have explicitly granted a subletting right. A serious management company will guide you through this step, not simply skip over it.

Why not leave it for later

Without the required AMA, the listing is exposed to fines and may be removed from the platform. It is the first, most basic step before you think about anything else in property management in Athens.
